The borough council is currently seeking a development partner to deliver the northern gateway scheme. Expressions of interest from developers were sought over the summer of 2011 and three potential developers shortlisted. These have now been narrowed down to two: Muse Developments and Wilson Bowden. These developers have now been invited to submit detailed proposals for the site with the aim of selecting a preferred developer in March/April of This year. A planning application could be submitted summer of 2012 with work on the site beginning in 2013.

This site, covering the Holywell Cross surface and multi-storey car parks and adjacent land, is allocated in the Local Plan for a major mixed use expansion of Chesterfield Town Centre, to provide new retail, leisure, employment and housing opportunities and expand the role of the town as a sub-regional destination. The development is intended to include:

• A new town centre food store;
• High street shops, offices and homes;
• Restaurants and cafes;
• Changes to the road layout to improve pedestrian access to the town centre and market place;
• Replacement car parking;
• New urban open space.

Proposals for the site, originally prepared by consultants Taylor Young, were reviewed and updated by urban designers URBED as part of the creation of a Town Centre Wide masterplan, which demonstrated how the development of the Northern Gateway would integrate with other development opportunities across Chesterfield Town Centre.
