Gas appliance servicing 

It is a legal requirement for us to ensure that a gas appliance safety check is completed annually for our compliance as your landlord and your safety. This includes all gas appliances that were installed and are owned by us, for example your boiler or gas fire. A qualified engineer will visit your home to carry out this service and issue you with details of the latest safety check as a record. 

Please allow the gas engineer into your home to carry out the work. Failure to do so is a breach of your tenancy agreement and may result in the council taking legal action to obtain access. Your co-operation to ensure these safety checks are carried out by allowing access into your home is important and very much appreciated.

Smoke detectors and carbon monoxide (CO) detectors  

Our property services team carries out annual checks on all smoke and carbon monoxide detectors that we have fitted in your home to make sure they are in working order. The detectors are normally checked at the same time that the gas servicing is carried out to gas heating systems. However, if you do not have a gas heating system do not worry, any smoke detectors that have been provided by us will still be checked on an annual basis.   

If you have reason to believe that your smoke or carbon monoxide detector is not working, please report this immediately to the repairs team on freephone 0800 587 5659.  

Gas cooker connections 

You do not need our permission to connect your gas cooker but you should use a competent Gas Safe registered installer. If you are in any doubt about the safety of any gas appliance it should be turned off and not used until it has been checked.  

Our service standards for gas safety 

Our commitment to you: 

  • we provide a dedicated direct line for generating gas safety checks and services on 01246 345048 
  • we will carry out servicing of gas appliances and services in all our housing properties within a 12-month cycle 
  • we carry out servicing to the industry standard set by the Gas Safety Authority 
  • we will send a post card giving prior seven days notice of an appointment to carry out gas servicing 
  • we offer appointments on a morning/afternoon basis including Saturdays until 2pm 
  • we also offer evening appointment for gas safety and servicing until 7pm 

These service standards have been developed with our tenants. 

If you suspect there is a gas leak

Do:
  • phone the National Gas Emergency Service immediately on 0800 111 999  
  • open the doors and windows to get rid of the gas  
  • ensure access can be gained to the property
  • check if a gas appliance (like a fire or cooker) has been left on unlit or if a pilot light has gone out - if so, turn the appliance off. If this is not the case, there is probably a gas escape DON’T PANIC
Don't
  • don’t turn any electrical switches on or off and don’t let an electric doorbell ring (you can however use the phone to call the Gas Emergency Service)  
  • don’t smoke  
  • don’t use matches or naked flames  
  • don’t use any appliances that could cause a spark 

Do turn off the gas at the mains tap. This can usually be located near the gas meter and has a handle that can be turned 90 degrees.
